General terms and conditions
These general terms and conditions govern accommodation bookings and related services at Wellness Resort Kamzík*** in Ždiar, comprising Kamzík Guesthouse***, Villa Kamzík*** and Kamzík Apartments***.
1. Who we are

The customer is a natural or legal person who books accommodation or other services with us (referred to below as “the guest”). If the guest acts as a consumer, Slovak Act No. 108/2024 Coll. on consumer protection applies. If the guest acts in the course of business, the relationship is governed by the Slovak Commercial Code and the consumer provisions of these terms do not apply.
2. How the contract is formed
The accommodation contract is formed when we confirm your booking. You can book:
- through the booking system on this website (Bookolo): after selecting your dates and room and paying the deposit by card, you will receive an email confirmation. The contract is then concluded;
- by phone or email: the booking becomes binding once we have confirmed it in writing and the deposit has been paid within the stated deadline.
By paying the deposit, the guest confirms that they have read these terms and the house rules. The services, dates and price are set out in the booking confirmation. The local accommodation tax is charged in accordance with the current rules of the municipality of Ždiar and the information in the booking confirmation.
3. Deposit and payment
- A deposit of 30% of the stay price is payable when booking. In the booking system, it is paid immediately by card. For phone or email bookings, it is paid by bank transfer within 3 days of confirmation. If we do not receive the deposit on time, we may cancel the booking.
- The remaining balance is payable on arrival, by card or in cash.
- For Christmas and New Year stays and group bookings, we may agree a different deposit amount, which will be stated in the confirmation.
4. Cancelling your stay
The guest may request cancellation by email or phone; the date we receive the notification is decisive. Each offer is subject to the cancellation terms shown in the booking system and booking confirmation. These may differ for special dates and group bookings, so please check them before paying the deposit.
Any refund and fees are governed by the terms of the specific offer. If you shorten your stay after arrival or do not use booked services, we will proceed in accordance with the booking confirmation.
Withdrawal from a distance contract. Under Section 19(1)(l) of Slovak Act No. 108/2024 Coll., the 14-day right to withdraw without giving a reason does not apply to accommodation provided for specific dates. You may cancel your booking under the terms set out above.
5. Arrival, departure and house rules
- Rooms are ready from 14:00, and check-out is by 10:00. If you plan to arrive outside normal hours, please call us in advance so that we can welcome you. Late check-out is possible by arrangement, subject to availability.
- On arrival, you will be asked to present an identity document. We enter the required details in the guest register in accordance with the law. Foreign nationals complete a stay notification form under Slovak Act No. 404/2011 Coll.
- An accompanying adult is responsible for guests under 18, including in the spa and playground.
- Quiet hours are from 22:00 to 06:00. Smoking is only permitted in designated areas.
- Spa access (whirlpool pool, cold plunge pool and saunas) is included in the accommodation price. Use is subject to the spa rules displayed at the entrance. Children may use the spa in accordance with these rules and must be accompanied by an adult.
- Please check in advance whether pets are allowed and whether any fee applies.
- Parking by the building is free and at your own risk. Valuables can be left at reception for safekeeping.
- The guest is responsible for any damage they cause to the property or furnishings and must pay for it before departure. In the event of a serious breach of the house rules, particularly disturbance of other guests or damage to property, we may end the stay without refunding unused services.
6. Complaints
If a service does not meet what was agreed, please tell reception straight away; we can resolve most issues on site. You may also submit a complaint in writing to the operator’s address or by email. We will acknowledge receipt and handle it without undue delay, no later than within 30 days. We will inform you of the outcome in writing.
7. Alternative dispute resolution
A consumer who is dissatisfied with the handling of a complaint or believes we have infringed their rights may apply for alternative dispute resolution under Slovak Act No. 391/2015 Coll. The competent body is the Slovak Trade Inspection (Slovenská obchodná inšpekcia), Bajkalská 21/A, 827 99 Bratislava, www.soi.sk, or another authorised body listed by the Ministry of Economy of the Slovak Republic. Compliance is supervised by the Slovak Trade Inspection Inspectorate for the Prešov Region, Obrancov mieru 6, 080 01 Prešov.
8. Personal data protection

9. Final provisions
The contract is concluded in Slovak and is governed by the law of the Slovak Republic. We retain booking confirmations for the period required by accounting and tax regulations. We may amend these terms; the version in effect on the date a booking is confirmed applies to that booking. The current version is always published on this page.
